How to switch managing agents!

If you have decided to switch to our agency leave all the stress to us!

We will arrange a letter for you to sign which will be sent to your current agency. After assessing your current property management agreement we will provide your current agency with the relevant notification to pick up necessary keys/ files. We will attend to all paperwork, payments, bond transfers and tenant enquiries. It’s that easy!

How we pay your bills!

If you have your Unity Water or council rates sent directly to us we will ensure all bills are paid on time!

So that you can keep on top of all of your expenses the details of the payments will appear on your monthly statements.

This means that all expenses relating to your property will be in one simple financial statement!

How we choose tenants!

Our objective is for issue free tenancies. In order to acheive this , upon application, we carry out thorough reference checks. In addition to this each prospective tenant must provide information such as previous rental details, employment history and ID etc. We also utilise TICA where we can check the candidates rental history.

We aim to provide the best service for both owner and tenant by carrying out these processes!

How we ensure that your property is being cared for!

In order to ensure that your property is being properly cared for we carry out thorough inspections every 3 months. These routine inspections bring any minor maintenence requirements to your attention. After each inspection you will recieve a report including images relating to the state of the property. In addition to this prior and post to leasing a property we carry out detailed entry and exit reports to ensure repairs are completed before releasing bond payments. We will take care of everything!

Preparing For Tenancy

Preparing your property for tenants can be tricky to navigate. So, to help you we have provided a guide below to ensure the best price for your property!

General:

  • Remove all personal items and furniture from the property
  • Attend to necessary maintenance
  • Re-direct mail
  • Cancel your electricity and phone

Curtains and windows:

  • Wash windows (inside and outside)
  • Clean flyscreens and window tracks (leave them free of dirt and insects)
  • Wash and clean curtains
  • Ensure all curtain attachments are in working condition

Lighting and Ceilings :

  • Clean all light fittings, power points, fans and air vents.
  • Attend to necessary maintenance
  • Ensure all lights, power points, fans and air vents are working.

Door and Walls:

  • Wash doors and door frames
  • Clean skirting boards
  • Wash down outside of house (to be left free of cobwebs
  • Attend to necessary maintenance 

Pest control and carpets:

  • Get all carpets professionally cleaned to ensure the best price for your house.
  • Attain a reputable pest control company to service your property.
  • If a pet has been in the house you MUST carry out a flea treatment on the property.

Kitchen:

  • Thoroughly clean stove, rangehood, oven and hotplates (leave free of dirt and grime best price for your house.
  • Thoroughly clean inside and outside of all kitchen cupboards
  • Clean tiles, benchtops, sink and siposal unit (to be left free of grease and dirt)
  • Leave all plugs at the property.

Bathroom:

  • Remove all mould from grouting, tiles, walls, ceilings and any other surfaces.
  • Clean the basin and vanity inside and out
  • Remove tiolet seat and clean thoroughly
  • Throughly clean the shower recess, glass and bath
  • Remove and clean exhaust fans

Laundry:

  • Thoroughly clean the inside and outside of Tubs and Dryer
  • Ensure the filters are clean
  • Wash floors and walls

Garage:

  • Sweep and hose out the garage (to be left free of stains and rubbish)
  • Wash down garage doors

Garden:

  • Mow the lawns and trim hedges.
  • Ensure that the gardens are safe and presented nicely

Bins:

  • Empty and wash inside and out of all bins
  • Ensure that all rubbish is removed from the property

Pool:

  • Leave the pool clean and free of debris
  • get the chemicals levels professionally tested with a report.

Other legal requirements:

  • Safety switch
  • Smoke alarms
